Metal Roof – Metal roofs have gone through many improvements over the years through innovations in the roofing industry. Some of the positives of metal roofs are that it’s lightweight and easy to install. It’s strong and can withstand 140 mph winds. And, it can last 40 – 60 years as compared to asphalt, which lasts 12-20 years. One of the cons to metal roofs is that it is more expensive than some of the other materials, such as asphalt.

Flat Roof – Flat roofs are a unique type of roof that are easy to identify from far away. They offer a modern, sleek design for the homeowner who wants a trendy style roof. One of the positives to this type of roof is that it is easier to construct, and is cheaper than arched roofs. A con to this type of roof is that leaves, dirt, debris and even snow will settle on top; requiring more maintenance than other types of roofs.

TPO Roof – TPO is a type of thermoplastic membrane on flat roofs that is reflective and saves on energy costs. The advantages are that it is cost effective and it is flexible. It does not easily crack or break down. The disadvantages to this is that it does not take excess heat well (of over 160 degrees). It is also a fairly new technology made within the past ten years, making it difficult to tell how long it can actually last.

EPDM Roof – EPDM is known as the rubber roof. It is a style of flat roof that is a great option for commercial roofs. Some of the advantages to EPDM is that it is environmentally friendly and cost efficient. Because it is rubber, it is a very flexible and durable material. However, some of the negatives to this material are that punctures and small leaks can happen. It also has less color options than other roof types, making it less visually appealing.
